All of our services - from planning and design through to providing a managed service - are centred around maximising the potential for both existing and new sports facilities.
Our team has extensive experience of working with both the private and public sectors and we work with a wide range of organisations, including schools, academies, colleges, building contractors, facility management contractors, developers and PFI consortia.
We support clients through all stages of a facility’s development, from the initial feasibility, concept development, design and build phases through to launch and ongoing management of the facility.

Existing Facilities
Most schools have traditionally benefited from a range of sporting facilities on their site. However, whilst these facilities might be used extensively during the school day, it has sometimes not been possible for them to be used as much outside of the school day by members of the local community.
This can be for a number of reasons. Sometimes the mix of facilities isn’t right or there is alternative provision in the local area. Other times it might be that the school does not have the infrastructure in place to manage an extensive lettings and bookings programme. This might include staffing to oversee activities, take bookings or even proactively market the facilities.
MBody can work with schools to identify how facilities can be opened up and used by members of the community outside of school hours. We can develop business cases to demonstrate how programmes of activity might look, the levels of income that might be generated, and the infrastructure that would be required.
We can also work with the school to provide a fully managed service both during and outside of school hours. In addition, depending on the school’s individual circumstances, we might be able to help access new revenue and capital funding to develop the facilities further and promote sport within the community.
New Schools
BSF: PPP/PFI
Building Schools for the Future and other similar projects financed under the Government’s Private Finance Initiative using public-private partnerships are aimed at bringing together capital investment in buildings and ICT to reprovide social infrastructure to meet the needs of 21st century learning.
Whilst the £45 billion BSF programme is centred around enhancing all types of facilities at schools throughout England, we recognise that particular attention should be paid to ensuring the right sports facilities are provided so as to meet the needs of the local community and complement existing offerings.
Both in advance of projects coming to market and throughout the competitive process, we can provide a range of different services to ensure that a bidder’s offering is maximised, and more importantly, relevant to the aspirations of the Authority and the schools.
Our services during the procurement stages of new projects include:
- Market research to understand the demographics and opportunities
- Feasibility studies to evaluate the potential
- Strategic and financial planning
- Full stakeholder engagement
- Design and build support to optimise layouts and enhance the provision of sports facilities, as well as eliminating unnecessary space and making each square metre work hard
- Working with school leadership, senior management, and sports departments to identify how sporting provision and the curriculum might be developed for the benefit of students, staff and the local community
- Development of the business case
- Best value, including the creation of a financial model to illustrate the commercial viability
- Unlocking additional funding: using project capital expenditure to unlock further capital and revenue funding to further enhance the provision and mix of sports and leisure facilities
- Planning for procurement and delivery
- Exploration of co-location opportunities, such as health, leisure, public services, commercial opportunities
- Introduction of other operators and providers, where appropriate, to complement offerings
Operational Planning
The period throughout construction to handover of the new facilities is a critical time to ensure that the offering is aligned correctly, the most appropriate services be provided, and that the buildings can still accommodate a wide variety of different uses.

Managing and Operating Facilities
Once the facilities are open, we provide a fully managed service of the sports and leisure facilities.
